Seguin’s 2026 tax notice assigns $9,953,996 in property-tax levy to current-year debt payments, or 73.5% of the $13,538,626 due. The 2026 tax notice supplies the amounts; a Guadalupe.News calculation supplies the share.

For Seguin property owners, the notice ties part of the 2026 property-tax bill to the city’s existing debt payments. The $9.95 million is a total across the tax base, not a charge divided equally among households. An owner’s city tax depends on the property’s taxable value and the applicable rate.

What it costs

The notice lists $3,584,630 from other resources toward $13,538,626 in current-year debt service. Put another way, property taxes supply nearly three quarters of the listed payment, while other resources cover the remainder. These are amounts for the 2026 tax notice, not a forecast of every later bill.

Shares are a Guadalupe.News calculation from the city’s notice.

The city’s tax worksheet lists $4,601,548,888 in certified taxable value and $233,642,156 under protest. Those figures describe the tax base, rather than what any one property owner owes. They also explain why the citywide levy is the useful starting number: the amount charged to a particular property depends on that property’s taxable value.

Who pays, and what comes next

On Sept. 15, the City Council meeting listing records adoption of a $0.5294-per-$100 tax rate and an FY2027 debt-service budget. The rate is the city’s overall adopted rate; it should not be mistaken for a debt-only rate. The 2026 tax-year notice and the fiscal-year budget describe related finances on different calendars.

The budget presentation separately lists $18.8 million in proposed 2027 certificates-of-obligation projects. That project figure is a proposed financing plan, while the tax notice describes payments on current debt. Keeping the two apart matters: adding the project figure to this year’s debt payment would give readers a false total.

The number to watch

The proposed FY2026–27 presentation projects I&S payments of $9,716,645 in 2028, $10,176,014 in 2029, $11,865,221 in 2030 and $11,905,731 in 2031. Its FY2027 line is $9,953,995, one dollar below the 2026 notice’s debt-levy amount. That close match is a useful comparison, but the later figures remain projections in a budget presentation.

I&S payment line in Seguin’s proposed FY2026–27 presentation, by projected year
YearProjected payment
2028$9,716,645
2029$10,176,014
2030$11,865,221
2031$11,905,731

These are presentation projections, not adopted levies for those years.

The projected line dips in 2028 and then rises to about $11.9 million by 2031. For taxpayers, the practical question is how much of each later payment the city will assign to property taxes and how much it will cover from other resources. Readers can compare the next debt schedule and tax-rate notice with the city’s current 2026 tax notice and proposed budget presentation.
